Apartment Manager for 32-unit complex.
Hours average approximately 40 hours per month.
Responsibilities include: 1\.
Overall, the manager is in charge of the property.
This includes contacting service vendors (snowplowers, appliance technicians, carpet cleaners, painter, HVAC technicians, etc…) as needed.
Maintain it in a way that the tenants are proud to live there.
Take care of tenant problems in an efficient and pleasant manner.
Represent the owner in a professional capacity.
2\.
The primary duty is to keep the building filled with tenants.
As soon as an apartment becomes vacant, get it cleaned, repaired, painted, and ready to be shown to a prospective tenant.
Make appointments and handout applications.
3\.
Take care of minor repairs including leaking faucets, plugged disposals, electrical outlet replacement, replacing blinds and screens.
4\.
Show vacant apartments to prospective tenants 5\.
Vacuum and dust hallways once per week.
6\.
Clean laundry rooms once per week including wiping/mopping floor, wiping appliances, dusting and picking up lint and other garbage.
7\.
Mow/trim lawn.
Take care of plantings (e.
g.
trim, remove dead branches, etc…), and pick up debris in the lawn.
8\.
Complete a Spring and Fall yard clean up of leaves, trash, etc….
9\.
Shovel/Blow walkways and garage doors.
Salt walkways using ice de-melter (not rock salt – damages concrete)
