What we are hiring for: We are currently hiring an on-site Property Manager for KinetiK Apartments, located in Bayview.
This role focuses on maximizing the profitability of the assigned properties through the management of the leasing, leases, and physical characteristics of the assigned properties.
The Property Manager is responsible for making sure the tenants honor their leases and the Company honors the commitments made to our teams and to our tenants in our leases in accordance with our Company Values.
The Property Manager serves as a leader and professional member of the management team, leading the customer service, financial performance, and ongoing problem solving.
The Property Manager provides feedback and recommendations to the Regional Manager and Vice President of Property Management with regard to budget constraints, team performance, and execution concerns.
Core Skills and Qualifications: Strong oral and written communication skills; able to communicate in a professional capacity; ability to communicate via telephone and electronic mail and text message Strong leadership, organizational, and customer service skills Basic computer skills, Outlook, Word, Excel and experience with Entrata, AppFolio or equivalent Property Management software Experience with scheduling, supervising and evaluating maintenance work Degree in a related field and/or at least two years’ related experience working on a multifamily apartment campus or multi-site properties Ability to plan, prioritize, and budget Technical understanding of building systems, such as plumbing, electric, flooring, roofing, carpentry, cleaning procedures/practices, landscaping and snow removal, etc.
a plus CPM, CAM, ARM, or similar credentials encouraged (or ability to obtain such credential within the first 12 mos) Duties include but not limited to: Property Operating Strategy: Develops and implements property management processes and procedures Develops, implements and ensures the ongoing execution of standard operating procedures for property condition and lease administration for all properties in the assigned portfolio Contributes to strategic planning, establishment of standards and procedures Meets financial goals by adhering to budgets, monitoring expenditures, identifying variances, and implements corrective actions with direction and support from the Portfolio Manager Utilizes a tenant / customer satisfaction-oriented approach to problem solving Property Operations: Performs regular property walk-throughs and unit checks to ensure the quality of the building is being upheld Hires appropriate contractors and vendors, as needed, within budget constraints and in keeping with company policies Manages and tracks unit turnovers and customer service issues and communicates clearly work that needs to be done and verifies its completion prior to occupancy Takes a leadership role in emergency situations (no heat, pipe burst, etc.
) Recommends unit renovations and capital improvements, including schedule, scope and budget, and with approval from the Portfolio Manager, execute the approved unit renovation or capital improvement project Enters and approves invoices / payables as needed Lease Administration: Ensures accuracy and timeliness of lease entry or performs lease data entry as needed, including charges, credits, addendums, etc.
Handles resident complaints, noise issues, lease violations, etc.
Sends notices/letters re: lease violations, maintenance issues, building info, etc.
Processes collections, evictions, and notice to vacate, etc.
as needed Processes security deposit charges, returns, etc.
no later than the 20th day following tenant move out Runs, maintains vacancy reports and communicates move outs and unit maintenance needs and timing to the Portfolio Maintenance Supervisor Assists Leasing Team and Resident Managers during move ins/outs by tracking keys, garage door openers, orientation packets, etc.

As a result, the foregoing schedule may vary by situation and at the request of the Regional Manager or Vice President of Property Management.
